Property Manager⬥ [Philippines]


 

The Property Manager oversees the commercial and residential properties of the Company. He is a key member of the Property Management Team responsible for coordinating and administering the repairs, maintenance, development, and systems of the properties being handled by Menarco. He assists in the day-to-day operations of the Property Management Team.

JOB DESCRIPTION

General Property Management Responsibilities

  • Oversees operation of all property issues including, but not limited to, building administration, maintenance, housekeeping, security, vendor contracts, payables and any other items pertinent to the operation of the properties.
  • Participation in and/or identification of best practices and procedural issues in order to streamline operations and maintain the highest level of service.
  • Audits and inspects properties and maintains exceptional property quality.
  • Establishes and maintains a uniform operational reporting procedure covering all the properties.
  • Ensures that all properties are in compliance with industry regulations, best practices and company directives.
  • Conducts periodic preventive maintenance and evaluation of properties, and makes the necessary recommendations.
  • Conducts regular inspections on properties and discusses operational highlights as well as matters requiring solutions with the senior management
  • Establishes rapport and good relationships with the tenants.
  • Acts as a liaison between Menarco Development Corporation and other organizational entities with business relations to the Company.
  • Recommends aesthetic and maintenance enhancement of properties.
  • Attends regular meetings as set by his immediate superior.
  • Attends appropriate training courses to improve skills and competencies.
  • Handles general inquiries on properties being handled.
  • Maintains a complete set of property keys (with duplicates) for inventory purposes.
  • Performs other duties and responsibilities that may be assigned from time to time or as required by the immediate superior.

Building Administration Responsibilities

  • Investigates and resolves tenant complaints.
  • Enforces Fit-Out guidelines, house rules and regulations, and occupancy policies.
  • Inspects vacant units and recommends needed repairs.
  • Implements property management procedures and best practices.
  • Supervises actual property repairs and maintenance services.
  • Prepares monthly, periodic, and annual report on property occupancy and summarizes data for analysis and determining of trends.
  • Performs other duties and responsibilities that may be assigned from time to time or as required by the immediate superior.

Security Responsibilities

  • Monitors and authorizes entrance and departure of guests and visitors to guards against theft.
  • Maintains complete security of property premises.
  • Prepares and create reports of daily operational activities and irregularities such as: equipment or property damage, theft, presence of unauthorized persons and unusual occurrence and preventive maintenance of equipment.

Housekeeping Responsibilities

  • Organizes, supervises and coordinates with housekeeping staff on a daily basis.
  • Ensures excellence in sanitation in all public areas of properties especially restrooms.
  • Maintains regular inventory of housekeeping equipment and cleaning materials.
  • Endorses supply requisitions to the Senior Property Manager on cleaning materials and equipment for minimum stock maintenance and cost control.

Job Type: Full-time

Salary: Php50,000.00 - Php70,000.00 per month

Schedule:

  • 8 hour shift

Supplemental pay types:

  • 13th month salary

Ability to commute/relocate:

  • Makati City: Reliably commute or planning to relocate before starting work (Required)
